Whether you’re a homeowner looking to sell your property, or an investor looking to let or sell an investment, you want it to look perfect for viewings. That’s why staging is essential. Research by The Home Staging Association UK & Ireland has shown that staged homes sell twice as fast as a non-staged home. Their Home Staging Report 2020 also revealed that 71 per cent of industry insiders found that staging increased the number of viewings while 75 per cent found staging increased the offer value (compared with other similar properties).

So, what exactly is home staging? Home staging is dressing your space to present it in the best light to appeal to prospective buyers (or renters). Clever staging defines each space in a home, telling the potential buyer what each space can do. The idea is for your home or rental to look perfect but still homely so that buyers or renters can imagine themselves living there. Ultimately, you’re selling a lifestyle.

I caught up with Joanna Shear, founder and managing director of London-based Space Consultancy, specialists in sourcing furniture, interior design and installation services, to discuss home staging – and how to do it.

“If you are looking to make a good impression when selling or letting a property and don’t have the budget to completely refurnish, accessories can really freshen up a room. They are what makes a property come to life and a house a home. Even with a small budget, just by removing any clutter and adding in new stylish cushions, a rug and a throw to the sofa or living area can inject new life into a room and create a warm homely feel. Artwork, lamps and plants throughout the property can be added too for a low cost and can really make any room feel furnished, finished and welcoming. Dressed beds will always give a better impression than just a mattress and make your bathrooms warmer by simply adding towels, a bathmat and a plant. Try to keep bedding and towels white or neutral.”
