What’s the new trend in property preferences among university students post COVID lockdown?

Hudsons have been speaking to a high number of students who are due to start or currently studying, at many of London’s world-renowned universities regarding their accommodation needs over the next academic year and beyond. The feedback we have received from them has been very interesting as new trends start to form post the COVID 19 lockdown.

It would seem that most universities will combine online lectures with smaller in-person tuition groups in a socially distanced capacity but with that much needed physical face to face learning still a priority. Some campus facilities will be impacted in the short term, including leisure facilities, libraries, canteens etc.

With this in mind, we have noticed students requesting the following:

  • First-year students looking to reside outside of Halls of Residence so they can have their own space and look after their own social distancing.
  • Requests for properties with more than one bathroom, so they do not have to share facilities.
  • Where two students are sharing an additional bedroom has been requested to enable each to have their living room/study area
  • Properties with their entrance or smaller blocks with less communal hallways lift so as to limit interaction with other residents.
  • Closer proximity to their university, so zero public transport is needed
  • Outside space: balcony, terrace, garden or close to green areas

Whilst some students are proactive, there are still many who are watching to see what happens. The issue with waiting is they will likely end up with the leftovers.
