Jonathan Hudson, founder of Hudsons Property, delivers his post-pandemic UK property predictions for 2021

During the last 12 months, the Covid pandemic has seen the majority of us confined to our homes, whether working from home (aka WFH) or furloughed. It’s no surprise that being cooped up has impacted what we want and need from our homes. Our new domestic set up revealed - or created – issues, from carving out somewhere to work without interruption, to a lack of outside space or even superfast broadband.

Optimism in the housing market across the UK in 2021

As a result of the new interiors and lifestyle many are now craving, including green spaces and a sense of community, this is one of the very few recessions where property prices have actually risen across the country; but not everywhere. Central London has definitely been hit as supply has overtaken demand, but this won’t be the case for long as overseas buyers have already started warming up their interest in London property again and as soon as travel restrictions ease, they will be over to view and buy, which will boost prices. There’s tangible optimism around the property market currently and we will start to see house price inflation as pent-up demand leads to green shoots of recovery.

We have seen people moving further out for more space, a lifestyle-related decision as working from home limits the dreaded daily commute. This can be moving out a few zones from the city centre or even further to a rural or coastal destination. Data from a new study by Royal London shows while London remains the most desirable city to move to in the UK, 46% of respondents want their next move to be to a rural area.

However, Hudsons has been contacted by buyers and renters looking to move closer to central London. Demand for that all-important garden or courtyard has greatly increased as buyers look for private relaxation space, especially with the summer to look forward to. In addition, other potential buyers are now asking us to help them move back to London as they miss the buzz of city lifestyle, while others are looking to have two homes so they can enjoy the best of both worlds.

A prime example of how buyers will pay pre-Covid prices if a property meets their criteria, is a unique, architect-designed triplex across the top floors of a glorious Georgian building in Fitzrovia {pictured} complete with a fabulous, roof terrace enjoying panoramic views across town, accessed via a sleek glass-walled home office/potential cocktail bar.
